After years inside the real estate syndication industry, we watched a pattern repeat itself: investors would commit $100K to a deal, and by the time acquisition fees, platform fees, broker commissions, legal costs, and origination points were deducted, only $82K was actually working.
That 18% wasn't a market condition or an unavoidable cost of doing business. It was a business model — one that prioritized intermediaries over investors. No-load mutual funds solved an identical problem 40 years ago. Commercial real estate had never had its no-load moment. Until now.
